As Valley Ranch Towne Center in New Caney continues to attract new businesses, a developer aims to add more multi-family homes, retail and restaurants.
Valley Ranch is a 1.5 million-square-foot development of Houston-based Signorelli Co., that broke ground in 2015, with plans to add retail, dining, hospitality and entertainment venues.
Now, Danny Signorelli, president and CEO of Signorelli Co., said he wants to bring more businesses to the Valley Ranch marketplace, commerce and wellness districts.Â

In the community room at the Randall Reed Stadium in New Caney, Signorelli told more than 100 community leaders Tuesday that Valley Ranch is the “epicenter for growth.”Â
“Our focus is analyze each and every opportunity that pops up and figure out what are the impacts that it should have on the remaining 700 acres that we have,” he said during an event hosted by the Greater East Montgomery County Chamber. “When all the smoke clears, I expect Valley Ranch to be 10 to 12 million square-feet of retail, office, medical, mixed-use. And things that make this a more impactful, super regional draw than anything that you see in any of the other corridors.”Â
Signorelli said the infrastructure for the three districts is finished is now in its leasing phase.Â
Valley Ranch Marketplace includes an additional 500,000 to 600,000 square-feet of mixed-use retail, Signorelli said.
The commerce district is expected to support three to four million square-feet of office space, high end restaurants and multifamily homes. The wellness district includes space for education, medical care and supporting uses. It will also include residential, retail, and food and beverage.

The East Montgomery County Improvement District announced in 2022 that a convention center would be built in Valley Ranch Towne Center’s Entertainment District. It is expected to have a nearly $1.73 billion economic impact over the next 30 years.
District President Frank McCrady the area needs additional space for events.Â
“We can’t accommodate all the things that are coming, so we need to take our next step,” McCrady said during the chamber event. “This is our vision for the next step of how to drive more traffic to Valley Ranch, how to drive more traffic to east Montgomery County and bring more folks here.”Â
The 200,000-square-foot conference center is expected to break ground early 2024, McCrady said.
