Houston-based Foxgate Capital has teamed up with Amelia Homes to develop 1,426 acres that will bring more than 450 single-family lots to the Willis area.

Capital Creek Ranch is located in San Jacinto County north of FM 1725 between Interstates 45 and 69 and will be Foxgate’s largest investment to date. According to a news release, the three-phased development will feature large lots starting at 1.5 acres, including one 50-acre estate lot.

“The acquisition of Capital Creek Ranch is a major step forward for Foxgate Capital in our evolutionary path from up-and-coming player in land deals to a multi-faceted private equity firm,” Foxgate Capital CEO Jay Fields said. “This is just the beginning for Foxgate as we continue to look for dynamic real estate opportunities in the Texas market.”

According to information from Foxgate, amenities include two 25-acre lakes with walk-in banks, 48.8 acres of nature areas and miles of earthen trails, adjacent to a 192.3-acre conservation easement on Winters Bayou. Ravines run through the property and there will be shared trails reserved exclusively for residents. 

A timeline for the project was not available.
